Assignment

Strategically partnering a long-time client with a viable investor to build a Single Tenant Net Leased (STNL) property portfolio.

Objective

To thoughtfully acquire several well-located retail and medical office, single tenanted NNN leased properties throughout the Western United States. The client’s goal is to conservatively invest available capital to achieve above market leveraged returns.

Challenges

  1. Overcoming a combination of cap rate compression and a limited number of lending sources available from 2010 to 2012.

  2. Competing for the best opportunities in a crowded STNL marketplace.

  3. Learning the local market dynamics and demographics on a national level to determine the fundamental value of each property aside from the lease.

Result

Touchstone Commercial Partners secures nine acquisitions in six states on properties ranging in size from 6,000 square feet to 45,000 square feet with the total asset value now exceeding $30 million.
