Assignment

Representing the landlord to fill vacancies of a 200,000 square foot commercial building complex sitting on a full San Francisco city block. The property is owned by a local partnership, a longtime TCP client.

Objective

Achieving the best possible lease terms for the client to fill 30,000 square feet of vacancies during an economic downturn. Vacancies ranged in size from 2,800 to 10,000 square feet.

Challenges

  1. Vacancies occurred during a downward trending local economy.

  2. Unconventional space and location outside of the central business district

  3. Finding creditworthy tenants willing to move in “as is” or with limited tenant improvements.

Result

Touchstone Commercial Partners completes more than 30,000 square feet of leasing activity in 2011 to 2012 to the following tenants: Brightworks School, Charles Chocolates, The Corner Studio, and Kontera.
