Representing the owner in the disposition of the 35,000 square foot commercial building complex that encompassed an entire San Francisco city block. The same family had owned and operated a successful printing business in the complex since 1961.

  1. Projecting market value of a depreciated property with a restrictive zoning designation in an upward-trending market.

  2. Marketing a large property to owner/users and developers, seeking the most favorable buyer.

  3. Weighing capital gains tax consequences of a sale in 2012, versus holding until 2013.

  4. Negotiating the highest possible sales price in a short timeframe after the family business was closed.


Touchstone Commercial Partners represents both the seller, the family who owned the building and occupied it with their printing business, and the buyer. The buyer was a developer in a 1031 tax-deferred exchange. TCP brought the parties together on the sale of 268-298 Alabama Street.
